BUILDING

Designed in 1933 and completed in 1936, this four-story residential building on Raua Street is one of the clearest and most prominent examples of Estonian functionalist architecture. The building, with its Art Deco-influenced exterior, was designed by renowned architect Anton Lembit Soans.

In 2015, the building underwent a thorough renovation, during which the roof, ceilings, and floors were renewed, the facade was refurbished, and all technical systems were modernized. Thanks to the thick stone walls of the building, the apartments remain comfortably warm in winter and pleasantly cool in summer.

After the renovation, the building was placed under heritage protection and is now one of Estonia’s cultural monuments.

A special feature of the building is the spacious 46 m² roof terrace, which is shared by the residents and offers beautiful views of the city. It is a great place to enjoy sunsets or spend time with neighbors, for example, watching the New Year’s Eve fireworks. The apartment itself has a 55 m² terrace accessible from the kitchen.

LAYOUT AND INTERIOR DESIGN

The practical layout of the apartment begins with a spacious 10 m² entrance hall, which leads directly to a 12.7 m² kitchen. The terrace was designed under the guidance of an Estonian designer and includes custom-made planters as well as a stone dining and coffee table. The roof terrace has weatherproof furniture and a sofa, as well as electrical outlets, allowing you to enjoy the weather during the warmer spring, summer, and autumn months or use the terrace as a comfortable outdoor home office.

Inspired by functionalist style, the custom-made furniture in the hallway is integrated with the home office solution. The apartment features versatile custom-made lighting, which allows you to create different moods as desired. All living spaces are covered with natural oak parquet flooring with a herringbone pattern, finished with semi-matt oil wax.

The 4 m² bathroom was completely renovated in the spring of 2024 and furnished with high-quality custom-made furniture and Spanish and Italian sanitary ware. For comfortable living, the apartment has a separate toilet (1.4 m²) from the shower room.

The apartment’s windows are double-glazed and face the morning sun. The part of the roof terrace facing the side street enjoys the morning sun, while the larger part of the terrace facing the courtyard is sunny from afternoon until evening.

INTERIOR

The apartment has all the necessary furnishings, lighting, and appliances. Everything in the apartment is well maintained.

The 18.3 m² living room has a TV connection, a comfortable sofa, and a coffee table, as well as corner windows that open up the space and let in plenty of natural light. The 14 m² bedroom has a walk-in wardrobe, built-in wardrobes, under-bed drawers and large windows that open up to the morning sun, covering almost the entire wall.

Both the living room and bedroom have floor-to-ceiling blackout curtains with airy tulle curtains, allowing for complete darkness for quality sleep or, conversely, pleasant daylight. The kitchen and hallway have adjustable roller blinds on the windows.

The functional kitchen furniture has high-quality kitchen appliances integrated into it: an oven, teppanyaki grill, induction hob, refrigerator, refrigerator with freezer, wine rack, and dishwasher.

In addition to the existing sanitary ware and bathroom furniture, the bathroom also has an washing machine.

HEATING

The building has an active and smartly managed apartment association. Utility costs range from €100-150 in the summer and €200-275 in the winter. The costs include cold and hot water consumption, district heating, maintenance and management services, and the apartment association’s reserve fund.

PARKING AND STORAGE

Parking is available on the street in front of the building and costs €120/year for Tallinn residents.
The apartment rental also includes a 2.4 m2 storage space.
