Description

An exclusive 203.2 m² furnished 3-bedroom apartment for rent in a prime location in the heart of Tallinn’s Old Town – where unique dining, a rich cultural and educational environment and the medieval Old Town as a UNESCO World Heritage Site meet.

The Kohtu 2 building is one of the most colourful representatives of Tallinn’s most treasured district. It is a magnificent 3-storey apartment building with 222 years of history.

HISTORY

The two-storey classical building Kohtu 2 has a high baroque-style roof, a large triangular frontage and a proud central balustrade. It was built in 1798 by the Kaulbars, a Baltic-German noble family, to replace three houses on the same site from 1683. In 1814 the house was occupied by Count H. H. During the Soviet era, the building housed the F. R. Kreutzwald National Library. The building was completely renovated in 2004.

CONSTRUCTION AND INTERIOR FINISHING

The apartment consists of an open-plan kitchen-dining and living room, 2 bedrooms, 2 bathrooms and 2 cloakrooms. As an added value, the apartment also has a sauna. The windows of the apartment overlook a fairytale courtyard.

The apartment is a perfect blend of modernity, history and Old Town dignity at its most authentic. This is a home where modern design solutions are perfectly blended with historical elements in a rustic style.

A nostalgic feel is added by the high ceilings, thick limestone walls, timeless two-piece doors and double solid wood windows with wooden sills.

The choice of finishing materials used in the construction has been based on the historical details of the apartment, creating a harmonious whole. The result is a distinctive, modern and luxurious Old Town apartment with a historic feel.

The use of high-class materials perfectly matches the atmosphere of the stately building – natural oak parquet flooring on the floors, ceramic tiles in the bathrooms combined with sanitary ware from the best in the business.

EQUIPMENT AND FURNITURE

The apartment has all the necessary furniture, lighting and technical equipment.

The apartment is furnished with prestigious home furnishing brands and custom-made furniture. The concept of the fully-suited apartment has been put together in collaboration with a top interior designer.

The high-quality and functional Poggenpohl kitchen furniture integrates Miele appliances of the highest quality and a superb and timeless design: induction hob and oven, air cleaner, dishwasher, fridge-freezer and wine cooler.

In the bedrooms and hallway there are integrated wardrobe cupboards.

UTILITIES

The apartment is centrally heated. The building has an active housing association and reasonable utility costs.

PARKING

Parking is possible around the building (in the T2 parking zone) with a city resident’s permit. Within walking distance are the parking lots of Aia tn 7 Europark and Väike Rannavärav 6 Barking Parkla.

LOCATION

The apartment is just a few minutes’ walk from cosy cafés and fine restaurants, culture and entertainment, beautiful parks and an attractive harbour area with sea views. Logistically easy and quick access to both the port and the airport.

The nearest grocery store is the Old Town Rimi Express. In addition, Viru Keskus, Balti Jaama Turg, Kaubamaja, Rotermanni Kvartal, Kalev Spa, My Fitness fitness club, Coca-cola Plaza cinema and much more are nearby.

Another added value to the bustling Old Town area is the proximity of schools offering a high standard of education – Gustav Adolf Gymnasium, Jakob Westholm Gymnasium, Vanalinna Hariduskolleegium as well as G. Ots Tallinn Music School. The nearest kindergartens are the Vanalinna Kindergarten and the Garden Kindergarten of the Vanalinna Education College.
