Description

A commercial space for rent in a building of milieu value in the heart of Tallinn’s Old Town, where a rich cultural environment and the medieval Old Town as a UNESCO World Heritage Site meet.

It is a ground floor catering space with a separate entrance from the street. The commercial space has large showcase windows overlooking Pikk and Olevistemägi streets.

The premises are also suitable for other commercial or retail uses – the Nautilus restaurant currently operates in the premises.

HISTORY OF THE BUILDING

The building at Pikk 36 was originally built in 1850. Parts of the building date back to the 16th century. The history of the building is colourful – it used to house a dye factory, a printing house, a bookshop and, before it became an exceptional apartment building, the headquarters of Estonian Railways.

The 6-storey building sits on a steep slope, offering a unique view of the entire Old Town, the sea and the city centre.

The building was given a new lease of life in 2013, with renovation work carried out to the designs of renowned architects Martin Aunin and Marti Kahu. Pikk 36 has a total of 37 apartments, with commercial space on the ground floor.

PLANNING AND FINISHING

In total, the commercial space has a net area of 347.7 square metres, comprising a restaurant hall, kitchen and toilets on the ground floor, and a bar and wine cellar on the basement floor, as well as ancillary facilities (staff cloakroom, toilet and shower room, cold rooms and storage).

There are two entrances to the premises – one on Pikal Street and the other on Olevistemägi Street.

The space has been completely renovated using above-average materials. The commercial space has plastered stone walls and ceilings. The kitchen has a suspended ceiling. The floors are covered with natural wood parquet – the sanitary and kitchen floors are covered with high quality ceramic tiles. A metal staircase with wooden steps leads to the basement.

The commercial space is fitted with dry solid wood windows with double glazing and dry solid wood interior and exterior doors. Lightweight safety glass has been used for the front façade in accordance with fire safety requirements.

INTERIOR

All the furniture and technical equipment as shown in the pictures will remain inside. The equipment used is from well-known, high-quality brands such as Refrigeration Centre, Primulator, Dieta, JOSPER and MIBRASA.

Kitchen units and mixers are from Vik AV.

HEATING AND VENTILATION

Surface heating is provided by radiators based on central heating. There is also a forced ventilation system.

PARKING

Aia tn 7 Europark and Väike Rannavärav 6 Barking Parkla car parks are within walking distance.

LOCATION

The premises are located on the corner of Pühavaimu and Olevimägi streets, 70 m from the Town Hall Square, where a large number of visitors from Estonia and abroad pass every day. Logistically easy and quick access to both the port and the airport.

This exceptional commercial property in the heart of Tallinn’s Old Town offers a unique opportunity for companies looking to establish themselves in one of Europe’s most picturesque and high-traffic locations.

Situated on Pika Street, the main artery through Tallinn’s medieval quarter, the site is ideal for catering, retail or boutique businesses looking to attract both local customers and a steady stream of tourists.

Operating on Long Street means joining a vibrant community of established businesses and participating in Tallinn’s rich heritage. 36 Long Street is ideal for brands that value both authenticity and visibility, creating an unrivalled atmosphere for any business that wants to stand out.

One month’s rent, a deposit and a broker’s commission (plus VAT) are payable on signing the contract. VAT added to rental price.
