Description
Timeless Luxury Private Residence in the Green Surroundings of Nõmme
An excellent opportunity to acquire a luxury private residence with timeless elegance in the green and peaceful district of Nõmme — a home where high-quality interior finishes, spacious rooms and a private garden create a truly exceptional living environment.
BUILDING
This is a high-quality two-storey private house that was thoroughly renovated and extended in 2010. The heated living area of the house is 255.4 m². During the reconstruction, the building’s technical systems and interior finishes were renewed and the living space was expanded, creating a spacious and functional home.
The extension was built on the western side of the house with the aim of creating a more private south-facing yard area and bringing more natural light into the living spaces. The planning of the building has taken into account the location and heights of the surrounding houses, allowing the property to blend harmoniously into the characteristic residential environment of Nõmme.
The construction of the house is solid and durable. The building has a shallow concrete strip foundation. The exterior walls are built from ceramic blocks and finished with mineral plaster. Reinforced concrete and block structures have been used in the load-bearing elements of the building, ensuring stability and durability.
The roof is covered with metal sheet roofing.
The ground floor consists of a monolithic reinforced concrete floor slab with an integrated underfloor heating system. The floor structure includes insulation and a crushed stone base layer, ensuring excellent thermal performance and durability.
Load-bearing interior walls are constructed from ceramic blocks, while non-load-bearing walls are built from lightweight blocks or gypsum boards on a metal frame. The intermediate floors are made of monolithic reinforced concrete, providing strength and structural stability.
In addition, the property includes a separate sauna house built in 2004 by Rand & Tuulberg.
THE PROPERTY
The 2,677 m² private and greenery-surrounded plot offers a peaceful and nature-oriented living environment. The property is located among mature greenery and surrounded by beautiful pine forests, creating the characteristic atmosphere of Nõmme while ensuring a high level of privacy.
The yard opens towards the south, providing abundant sunlight throughout the day and creating excellent conditions for enjoying the terrace and garden.
The garden features several fruit trees and berry bushes, including apple trees, cherry trees, sweet cherries, as well as red and black currants. Squirrels and hares can often also be spotted on the property.
LAYOUT AND INTERIOR DESIGN
The interior architecture of the home combines classical elegance with contemporary functionality, creating a timeless and representative interior. The layout is spacious and thoughtfully designed, with logically connected rooms and large windows that bring plenty of natural light into the living areas.
Most of the living spaces open towards the southern side of the property, making the rooms particularly bright and creating a strong connection to the garden and terrace.
The heart of the ground floor is an open-plan living area consisting of the living room, dining room and kitchen.
The living room features classic herringbone oak parquet flooring with a decorative border, and the focal point of the room is a fireplace made of white marble imported from England. High ceilings, decorative ceiling cornices and restored chandeliers add elegance and timeless character to the space. The living room opens directly onto the terrace and garden.
The house includes several bedrooms, and almost every bedroom has its own bathroom or shower room, providing privacy and comfort for residents. The master bedroom is designed as a more spacious private suite and includes a bathroom with a bathtub.
Bathroom furniture is from the Schmitt collection, complemented by high-quality sanitary fittings. The bathrooms and shower rooms are finished with ceramic tiles and natural stone surfaces, creating a spa-like atmosphere.
The interior finishes of the house feature high-quality, timeless materials and solutions. All interior doors, wardrobes and several architectural interior elements have been custom-made by ARS.
The windows are produced by Haapsalu Uksetehas and feature wooden frames that ensure good thermal performance and a timeless appearance. Window sills are made of granite. The kitchen and entrance hall floors are covered with durable granite stone.
Lighting solutions are provided by well-known manufacturers including Laterna Magica, PROLICHT, Glamox and Hektor Light. The interior combines both general and ambient lighting, highlighting architectural details and creating a warm and welcoming atmosphere.
Altogether, the rooms form an elegant and functional whole, perfectly suited for both everyday family life and entertaining guests.
FURNISHING
The house is sold partially furnished, offering the new owner the opportunity to move in immediately while also leaving room to shape the interior according to personal preferences.
The exact list of furniture and interior items included in the sale will be agreed upon during negotiations with interested buyers.
The kitchen is equipped with high-quality Schmitt kitchen furniture and modern appliances, including a De Dietrich gas stove, Siemens induction cooktop, Siemens oven and microwave, Liebherr wine cooler and dishwasher.
HEATING
The house is heated by an energy-efficient ground source heat pump system, ensuring consistent and economical heating throughout the year. Approximately 4–5 years ago, a new Bosch heat pump system was installed and is regularly maintained by SK Hooldus.
Water-based underfloor heating is installed in the ground floor floor structure.
In addition to the geothermal heating system, the granite and marble fireplace in the living room creates a cosy atmosphere and provides an additional heat source during colder periods.
Solar panels have been installed on the roof of the building, although they have not been connected to the rest of the energy system after the geothermal boiler was replaced.
The separate sauna house on the property includes a wood-heated sauna, and the anteroom features a fireplace.
PARKING AND STORAGE
The property offers ample space for convenient parking.
During the extension of the main house, a woodshed was built next to the sauna house, which has since become a spacious and practical storage area for machines and equipment needed for maintaining the property.
LOCATION AND SURROUNDINGS
The property is located in the highly valued and green district of Nõmme, more specifically in the peaceful and prestigious Kivimäe subdistrict.
