Description

For sale: a quiet 4-room courtyard-facing apartment in the city center.

This is your new home in the heart of the city, where historical elegance meets modern functionality. This unique and period-authentic stone building in the city center is not only a beautiful home but also an excellent investment whose value continues to grow over time.

BUILDING

The building at Odra 2 was renovated in 2024 and is now a modern residential and commercial property. It contains a total of 12 apartments and 3 commercial spaces.

The building has two entrances: one from Tartu Road and another from the courtyard on Odra Street. The structure of the building’s walls consists of limestone and red brick. The roof is a folded sheet metal roof with a wooden structure.

Although the city center is always lively, soundproof windows and thick walls ensure pleasant quiet inside the home. The apartments have windows with a sound insulation rating of Rw = 45 dB and an average U-value of 0.9 W/m²K. The apartment entrance doors are wooden doors produced by Haapsalu Uksetehas.

On the ground floor of the building, there is a private gym equipped with training equipment, available exclusively for residents.

BUILDING HISTORY

This historic building was designed by the once very fashionable and renowned architect Otto Schott. Under Schott’s leadership, some of the most prestigious Art Nouveau, late historicist, and Heimat-style buildings of early 20th-century Tallinn were constructed.

This limestone building, constructed in the early 1900s, originally served both residential and commercial purposes and is set on a high plinth in a historicist style. The symmetrical façade features three small decorative gables, and its windows are framed with ceramic bricks.

LAYOUT AND INTERIOR FINISHES

This 138 m² apartment spans the third and fourth floors.

First level includes:

Entrance hall (6.7 m²)

Kitchen (9.8 m²)

Living room (46.3 m²)

Bedroom (15.4 m²)

Shower room + steam room (6.3 m²)

Second level includes:

Bedroom (17 m²)

Walk-in wardrobe (5.7 m²)

Bathroom (7.8 m²)

Studio/open room (23 m²) – also ideal as a home office

The key theme of the interior design is warmth. Natural tones dominate, creating a calm and cozy atmosphere. Original red brick accent walls add character, a sense of history, and beautiful contrast.

Light-colored walls, white solid wood frame doors, and oak herringbone parquet flooring create a timeless overall look. The bathroom features a decorative orange microcement wall as an accent.

High-quality Winckelmans ceramic tiles in classic Octagons & Dots patterns are used in the entrance hall, bathroom, and shower room. The bedrooms on both levels and the staircase with a metal railing are covered with soft, easy-to-clean carpeting.

The bathrooms are equipped with high-quality sanitary ware from Grohe and Laufen Pro. A premium sauna experience is provided by the Bruno Design Award-winning Saunum Premium Set electric heater.

The ceiling height in living spaces is 3 meters (varies across levels). Windows face the green courtyard, and the rooms receive evening sunlight.

FURNISHING

Furnishings are negotiable.

The French-style kitchen combines classic elegance with modern convenience. A stone countertop with an integrated sink complements the functional kitchen furniture, which includes high-end appliances: a De Dietrich oven and stove, a Whirlpool dishwasher, a refrigerator with freezer, and an extractor hood.

Custom-made furniture and distinctive lighting fixtures enhance the interior style and atmosphere, creating a thoughtfully designed and unique ambiance.

PARKING AND STORAGE

The apartment includes a storage room on the ground floor and a designated parking space in the courtyard (available at an additional cost). There is also the possibility to charge an electric vehicle and park bicycles.

The courtyard entrance is located on the Tartu Road side and is gated.

HEATING, VENTILATION, AND COOLING

The building uses an air-to-water heat pump system with water-based underfloor heating. The apartment also has cooling and apartment-based ventilation with heat recovery.

Two cooling units are installed on the upper floor, with readiness to install an additional unit on the lower floor.

Heating, cooling, and ventilation can all be controlled via a smart home system or mobile application.

SMART HOME

The entire building is equipped with the Bisly Smart Home system, allowing residents to:

Control heating, ventilation, and cooling

Manage lighting

Control access and video intercom

Monitor energy consumption

Read utility data remotely
