TOOM-KOOLI 7

Toom-Kooli 7 is one of the most colourful buildings in Tallinn’s most treasured district. Built in the 18th century, it is a magnificent 4-storey apartment building with only 15 apartments in total.

The building is home to a very active and smartly run cooperative. Recent works include, for example, a major foundation strengthening, new plumbing and a facade update.

HOUSE HISTORY

Erik Dahlberg’s (1625-1703) 1683 model shows a small rectangular building with the long side running along the street. The fire in the summer of 1684 did not leave the Toom-Kool 7 building untouched. However, the ensuing Great Northern War did not favour reconstruction until the last decade of the 18th century. The property in question was probably built in the late 18th century. First a street-side building and then a courtyard building.

The apartments for sale are located in the courtyard wing of the building, in the former moat (filled and levelled by Catherine II in 1767) The courtyard building itself was built in the 19th century against the east wall of Toompea Castle (built in 1219), which is also exhibited in the apartments.

The courtyard façade and the internal layout of the street-side building have been partly modified based on a 1920-1921 design.

CONSTRUCTION AND DECORATION

The apartment consists of an open plan living room with a kitchenette and a bedroom with a bathroom (shower and toilet) in the back of the room. From the windows you have a unique and unrivalled view over the courtyard of the Old Town complex.

The apartment is a meeting of modernity, history and Old Town dignity at its most authentic. This is a home where modern design solutions are perfectly blended with historic elements in a rustic style. The walls, one of which is also a 13th-century city wall, and the other partly covered with Rococo wallpaper from 1850, deserve special attention.

The use of materials is perfectly in keeping with the atmosphere of the stately building – the floors are covered with classic solid wood fish sofa parquet, the bathrooms are fitted with ceramic mosaic tiles and natural stone tiles combined with Vitra sanitary ware, the best in its field.

There is the possibility of installing a fireplace.

KAASOMAND

The apartment is currently part of a larger apartment (85.5 m2), where the sanitary room and the kitchen corner will be completed in the near future. In addition, there is a partition wall separating the two apartments (the buyer can currently choose the location of the wall as well as the location of the kitchenette and the bathroom).

The partition separates the two apartments, leaving on the other side of the wall a one-room apartment with a kitchenette and a sauna and a separate entrance.

Separate blocks of flats will be created, and it will also be possible to have the same flat in a smaller size (about 18.2 m2).

This apartment is currently co-owned with another apartment on the 1st floor. The process of creating separate condominiums has been initiated. If there is a wish to buy the whole apartment, it is possible to buy a separately rented renovated apartment of 22,8 m2 under this apartment for an additional fee.

HEATING

The heating of the apartment is solved on the basis of electric heating through underfloor water heating. The building has reasonable utility costs.

PARKING

Parking is possible around the house (in the zone of the T1 parking area) with a city permit. Barking Car Park is within walking distance.
